JOB SUMMARY Real estate developer in San Luis Obispo seeking a full-time employee for immediate hire.
The Construction Manager Assistant is responsible for coordinating activities of construction administration at the direction of the Construction Manager.
This is a full-time position, 40 hours per week [occasional overtime].
DIRECT SUPERVISOR: Construction Manager (CM) TASKS • Assist with overall project management for commercial and residential construction projects, from pre-construction to completion including but not limited to: o Assisting with budget and project cost control o Addressing any daily requests from CM: Includes filing, take-offs, documentation, meeting prep and coordination o Assisting in building initial construction schedules o Assisting with project expectations and approvals through project documentation, meeting minutes and submittals.
o Assisting the CM in the preparation of pricing and locating qualified contractors o Help communicate with city/county officials, vendors and other members of the team via email, phone or meetings o Meeting with Site Superintendents to confirm progress of job and percentage complete of specific tasks on schedules and relay information back to CM • Assist in the Company safety program relating to all project site activities and ensures effective loss control procedures are implemented, IIPP • Supporting Construction Field personnel, at the request of the CM which may include: o Performing site visits as needed to verify information o Delivery of light materials o Picking up smaller packages and materials from vendors and suppliers o Interfacing with field personnel via phone, email, or in person for occasional support for various needs as directed o Occasional work with Supers in their respective field offices (filing, sorting, compiling, or organizing local field offices) • Correspondence with bidders: o Submitting RFP's and documentation to assist in the bidding process o Answering/communicating back RFI's with assistance from the CM • Correspondence with Consultants: o Forwarding on RFI's, at the CM's request, to parties of interest o Proficiently read and decipher plans and technical documents when requested by CM • Assist with property management and tenant relations JOB REQUIREMENTS Skills • Understanding or experience in engineering, architecture or construction industries • Project tracking or project management • Team Player with ability to work independently: company is small, and position includes working closely with other individuals • Ability to acquire rapport with others • Positive Attitude • Willing and quick to learn • Extremely organized and able to work on multiple tasks at a time • Reliable transportation: occasional field visits or errands required [mileage reimbursement] • Language Skills: ability to read, analyze, and interpret common scientific and technical journals • Ability to respond to common inquiries or complaints from vendors, regulatory agencies, or members of the business community • Ability to effectively present information to top management • Reasoning Ability: ability to define problems, collect data, establish facts, and draw valid conclusions Ability to interpret an extensive variety of technical instructions and deal with several abstract and concrete variables • Computer Skills: to perform this job successfully, an individual should have knowledge of Database software; Spreadsheet software; Word Processing software; Internet software and Contact Management systems and strong ability to type.
This includes, but not limited to: Procore, Microsoft Office, Microsoft Project, BlueBeam (preferred).

Physical Requirements: • Light work.
Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects.
If the use of arm and/or leg controls requires exertion of forces greater than that for sedentary work and the worker sits most of the time, the job is rated for light work.
Visual Activity Requirements: • The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation of machines (including inspection); using measurement devices; and/or assembly or fabrication parts at distances close to the eyes.
