81 - $85,000 per year Full Time or Part Time Full Time If Part Time, List Work Hours Position Summary Information Job Description Summary Under general supervision, the Maintenance Manager is responsible for the efficient operation of the Maintenance Department within Cal Poly Corporation.
The Maintenance Manager is primarily responsible for planning, organizing, managing, and working with one or more skilled maintenance technicians in the performance of facility and equipment repairs and maintenance.
The Manager monitors all Cal Poly Corporation facilities’ mechanical systems, equipment repairs, HVAC and fire suppression scheduled maintenance and reports on the status of construction, remodel, renovation, and alteration projects.
The Maintenance Manager hires, trains, coordinates, and supervises up to five full time skilled maintenance technicians, students, and intermittent laborers; coordinates and manages the efforts of contract vendors including University Facilities Operations Staff; prepares and implements department budgets, safety procedures, and inventory control of equipment and supplies.
Minimum Qualifications High school diploma or equivalent A minimum of four years’ experience in a lead managerial capacity, preferably in a construction or food service operation, performing similar skills and demonstrating the required knowledge Any combination of progressively responsible training and experience which demonstrates achievement of journey-level skills equivalent to that acquired through completion of a standard mechanical, electrical or plumbing apprenticeship program In depth knowledge of principles, practices, and procedures of building and equipment maintenance, including electric, electronic, plumbing, asbestos and lead-related work, mechanical systems, natural gas and propane, refrigeration, HVAC equipment, building design, and general construction principles Knowledge of work methods, safety procedures, materials, chemicals, tools, and equipment used in equipment maintenance and repair work, as well as applicable health and safety regulations Thorough knowledge of effective managerial practices and techniques, including the demonstrated ability to select, evaluate, plan work priorities, provide instruction, and train skilled maintenance technicians and semi-skilled labor Thorough knowledge of CA state code requirements related to buildings, construction, health, food safety, safety, and access, work safety practices and codes related to building maintenance, construction, and repair work, and proper handling and storage of hazardous materials; responsible to maintain the OSHA MSDS compliance binder Excellent organizational and time management skills with the ability to set priorities and coordinate multiple assignments with fluctuating and time-sensitive deadlines Ability to exercise discretion and independent judgment, to adhere to department policies and procedures, and analyze and respond appropriately to emergency situations Ability to maintain effective working relationships with administrators, faculty, staff, students, peers, contractors and vendors Ability to effectively communicate information in a clear and understandable manner, both verbally and in writing Demonstrated skill in developing, monitoring, and managing budgets Ability to maintain accurate records, retrieve data and prepare standard reports using computerized record-keeping systems; intermediate proficiency in Microsoft Word, Excel, and email Thorough knowledge of English grammar, spelling and punctuation, and the ability to read, write and perform arithmetic at a level appropriate for the position Possession of a valid California driver’s license or the ability to obtain by date of hire and an insurable driving record Ability to obtain AHERA Supervisor Certification for asbestos related work and CAL/OSHA Lead Training, as well as the ability to wear respiratory protection; A Cal/OSHA mandated medical evaluation is required prior to the use of a respirator Become food handler certified within first 14 days of hire, and maintain certification, as required A background check is required for all regular, full time benefited positions with Cal Poly Corporation The person holding this position is considered a ‘mandated reporter’ under the California Child Abuse and Neglect Reporting Act and is required to comply with the requirements set forth in CSU Executive Order 1083 as a condition of employment Preferred Qualifications Physical Demands Advanced experience with common hand and power tools, power cleaning, sewer cleaning, refrigeration recovery and service, power activated tools, welding equipment Hearing and speaking to exchange information in person or on the telephone Dexterity of hands, fingers, and wrist to operate a computer keyboard and calculator Seeing to read a variety of materials Sitting or standing for extended period of time Physical agility to lift up at least 50 pounds, carry, push, or pull objects Commuting by vehicle or by foot on an as-needed basis to meetings and facilities Typical Essential Functions Duties and Responsibilities Oversees the maintenance and repair function associated with the needs of all Cal Poly Corporation facilities, including the Chartwell’s Campus Dining operations Ensures that all required permits and/or service requests are submitted to Facilities Services and are written in a manner that is accurate and of a quality nature Prioritize and coordinate the work of maintenance technicians, assigning work to qualified team members Establishes service schedules, identify and prioritize project needs, address service requests and complaints Develops short and long-range maintenance plans and preventative maintenance program; ensures the work is completed, as well as electronically documenting the completed work item Point of contact for university special events requiring special equipment or facilities maintenance expertise Provide work and safety instruction including on-the-job training and instruction to less skilled workers in trade and safety practices ensuring all work is performed in accordance with established safety procedures Organizes and manages the maintenance, upkeep, and repair of designated facilities, including associated systems and equipment; prioritizes, plans, and coordinates Facilities Service Requests; monitors work-in-progress and inspects completed work to ensure it is in compliance with specifications and sound trade practices Maintain records, retrieve data, and prepare standard reports related to work using computerized systems Manage contracted vendors to provide maintenance and repair services on a timely and cost-effective basis Responsible for the full range of skilled maintenance and repair of food service equipment including, but not limited to: refrigerator/freezer walk-ins and reach-ins, gas-fired equipment, steam driven equipment, mixers, choppers, and other food processing equipment; needs to include all new equipment tracking Responsible for the administration of services and control contracts (i.

, elevator maintenance, pest control, trash removal, etc.
) Work with CPC management in the development of annual operating budgets for assigned areas including contract and University trade support; monitor and track expenditures against established budget Hires, trains, schedules, and evaluates all full time maintenance staff; approves employee time keeping, prepares performance evaluations, and authorizes time off Reads, interprets, and understands plans, drawings, schematics, and specifications Represents Cal Poly Corporation in contacts with the campus community and external contractors involved with building maintenance, construction, and repair projects Purchase, manage, and track inventory including supplies and materials needed by the Maintenance Department following approved Cal Poly Corporation policies and control procedures Assists in the RFQ (“Request for Quotation) process for major equipment repair or replacement projects Attend training and maintain skill level necessary to safely and effectively complete assignments Perform other duties as assigned Supervisory Responsibilities Directly manage all assigned employees; oversee responsibilities in accordance with Cal Poly Corporation’s policies, procedures, applicable laws and regulations Monitor the daily activities of the department, including but not limited to, effective delegation of assignments, training and resources necessary to meet performance standards, and assist employees in improving performance relevant to job requirements Develop and implement effective performance standards, department goals and objectives; prepare and deliver staff performance evaluations and implement appropriate counseling Direct and monitor employees to ensure that they remain in compliance with policies and procedures Subordinates may include Maintenance Technician, assigned staff, student assistants and intermittent employees Special Instructions to Applicants Cal Poly Corporation provides excellent benefits including medical, dental, vision, life insurance, retirement, paid sick leave/vacation and 14 holidays.
