Dry Farm Lease in SLO County - Unusable Land (SLO County)

I am looking for land that may often be considered unusable.
I am looking to start an agave farm.
The plan is to start plants in small containers until they are large enough to survive without irrigation.
Then they will be planted and dry farmed until harvest which may take up to five years.
The agave requires very little inputs, is pest resistant, and can be grown in rocky soil and on steep slopes.
Due to the experimental nature of this venture I am seeking land for less than $1000 per year or for someone willing to accept a profit sharing agreement.
Water for starting the agave is negotiable.
